DO NOT Invest in Property ! 30 Years is Max Enforceable Lease Period. NO 30 Year Renewals! 30 Years, Period

Foreigner, Caveat Emptor !

As we get into tourist trap season , there will be light-headed, newly P- whipped foreigners eager to purchase property.
Just to remind them in case their Thai-Lie lawyer is Thai-Lie lying to them;
Thirty (30 )years is the maximum period on a lease contract regarding land or property. And that is only IF it is registered and tax paid at the Land Dept.

Landowners, nor heirs especially are in NO WAY OBLIGATED to HONOR RENEWAL clauses.
So that 20 million Baht Villa on 2 rai is essentially worthless for resale because you only have right to the land it’s on for the length left on the contract.

Unless you can find a sucker.

So DO NOT INVEST in Thailand property under that blatant rip off “renewal” scam that even the president of the Realtor’s Association in Phuket is touting.

Incidentally, three (3) years is the limit on residential, apartment or land lease contracts that are NOT registered.

Tourist Tales of Thai-Lie-Land !

_____________________________

Open up a Lonely Planet Thailand and have a look at the section entitled Dangers & Annoyances (I haven’t seen the new eleventh edition, but the tenth edition/ August 2003 – the section starts on page 92). There’s the usual bit about watching your valuables, bits on credit card fraud, robbery by drugging, and robbery by assault (which we’re told is rare). However, browse through a discussion forum such as the Lonely Planet Thorntree and what appears to be the most common warning on the Thailand branch? None of the aforementioned concerns, but instead reports from male travelers on being the victims of absolutely savage beatings.

Surprised? What? Violence in Thailand? Land of Smiles and all that? Yup, ‘fraid so. Forget the facade (which is what it is), foreigners can and do find themselves with alarming regularity on the wrong end of a drunken mob of Thais wielding empty bottles of Beer Chang. The lucky ones gets cuts and bruises, the unlucky ones end up in the hospital, sometimes with permanent injuries.

Well, I bet the guys deserved it.

Right, and a woman deserves to be raped.

Please. We’re not talking about a bit of fisticuffs, we’re talking about one or two western guys being set upon by large groups of drunken Thais and beaten within inches of their life over what are usually very minor infractions.

Here’s the deal. It’s called alcohol. Thais don’t handle it well. Take into consideration how alcohol effects people, release of inhibitions and all that, as well as how Thai society dictates the expression of emotions and displays of anger and it will all begin to make sense.

That violence and Thailand don’t mix is pure mythology. Violence is very prevalent in Thailand and one need only look at a Thai newspaper or watch the evening news to get a taste of it. However, visible evidence of violence or not, in Thailand as in most Asian nations, ones emotions are not meant to be put on display, particularly the negative ones. That doesn’t mean Thais don’t get angry. They do. That doesn’t mean they don’t lash out. They do.

The problem is that while everyone has a breaking point, the threshold is set much higher in Thailand than in the west where a little outburst now and then is just part of day to day living. Have a good yell and five minutes later everyone is smiles again. Not in Thailand.

When a Thai snaps, he/she really snaps. Pent up anger and frustration, held under pressure by the constraints of accepted public behavior in Thailand comes bursting out in a hideous display of the worst face of humanity. I’ve seen it. It’s ugly. Really ugly. And if you’re on the wrong end of it, the consequences can be horrid.

I remember once a number of years ago, seeing a rare one on one scuffle between a Thai and a westerner (the situation was diffused quite quickly and well before any additional Thais could join the fray), a Thai turned to me and said, “that farang [farang means white skin, yes very racist but somehow Thais get away with it.. ] is very lucky, when foreigners fight, they fight to win, when a Thai fights, he fights to kill.”

Think about that.

But how is it that foreigners wind up thrashed? It would be nice to dismiss the beatings as the result of culturally insensitive boorish foreigners getting their comeuppance for acting like ignorant drunken twats, and such behavior can be the catalyst, but the reality is that a number of these thrashings were over minor misunderstandings where the behavior of the foreigners was not so much the spark, but rather alcohol was the spark. And even if the behavior of the foreigner is suspect, does a few misguided words spoken from under the influence deserve one to be set upon by a mob of eight drunk Thais wielding bottles of Beer Chang?

We could blame the nationalist rhetoric of the present government stirring up anti-foreign sentiment. We could blame cultural differences – a few westerners are drinking it up with some Thais and commit some seemingly minor faux pas that is taken as in affront by one of the Thais and then hell breaks loose. We could even say that Thais aren’t any less immune to looking for a punch-up then anyone else and a few foreigners in the wrong place at the wrong time might make for an attractive target. Any, all, or none. We’re dealing with alcohol and who says there need be any rhyme or reason to the hows or whys. All that matters is that when alcohol is involved, a few foreigners in a club full of Thais is a disaster waiting to happen. And when the beatings are over, to throw salt on the wounds, the police will in most cases not offer much help as inevitably it will come down to your word against your attackers. In the absence of any Thais to back up your innocence, you are probably not going to get any justice. There are exceptions, but they are just that.

So here’s the advice of the day:

Use them for sex, but DON’T DRINK WITH THAIS!!

Cambodia boosts border troops to stop civilians entering Thailand

Jan 8, 2010, 4:12 GMT

Phnom Penh – The Cambodian military has stationed extra troops in a western border province to prevent people from crossing illegally into Thailand to fell trees, local media reported Friday.

A senior military officer in Oddar Meanchey province told the Phnom Penh Post newspaper the move came after a four-month period in which a number of Cambodian civilians had been shot, allegedly by Thai troops, after crossing illegally into Thailand to fell trees.

‘We took this measure because we don’t want to see Cambodian people shot or arrested and sent to Thai prisons,’ said Nuon Nov, a regional deputy military commander.

Poverty is widespread in Cambodia and drives thousands to work in Thailand, often illegally, to earn money for their families back home.

In the most infamous case, a 16-year-old died in September after he was shot and wounded, then allegedly tied to an ox-cart while alive and burned to death by Thai soldiers.

The Thai government later insisted the teenager had already died from gunshot wounds when troops burned his body.

Nuon Nov said troop numbers were bolstered this week and on the first day alone 60 civilians had been stopped from crossing the border.

‘We brought these people back to be re-educated [about the dangers], and we also punished them to dig trenches for one week,’ he said. ‘Otherwise, they will not be afraid.’

Last month, the Cambodian government instructed provincial authorities to do more to stop people crossing illegally into Thailand.

The relationship between the two nations has been tense for more than a year with a number of clashes reported between troops from both countries over a disputed piece of land near the Preah Vihear temple in northern Cambodia.

Ties worsened late last year when Cambodia appointed Thailand’s fugitive former premier Thaksin Shinawatra as an adviser to the government.

And this from our own In Trend TN: Set 09 , 2009

http://www.nationmultimedia.com/2009/09/14/regional/regional_30112166.php
Phnom Penh – A senior provincial official in Cambodia accused Thai soldiers of shooting a teenager engaged in illegal logging and then burning him, local media reported Monday.

The district governor of Samrong district in Oddar Meanchey province in western Cambodia said 16-year-old Yon Rith was arrested by Thai soldiers for illegally felling trees in Thai territory.

Governor Thon Nol said another teenager was also shot and seriously injured by Thai soldiers, but was carried back to Cambodia by villagers and taken to a provincial hospital.

“We are looking for all measures to assist the victims as well as the actions of the Thai authorities,” Thon Nol told the Phnom Penh Post newspaper.

He said Yon Rith’s family had recovered the teenager’s body and taken it back to their village for the funeral.

Another official in the provincial government condemned the killing.

“Why did they burn a person alive?” asked Pich Ratana. “(The armed forces) should have arrested them if they did anything wrong in Thailand.”

The newspaper said the Thai embassy in Phnom Penh was not available to comment on the allegation.
There have been other incidents in recent weeks of Cambodians being arrested by the Thai military for logging illegally across the common border. Two Cambodian men were shot dead by Thai soldiers last month in an act the Thai military described as self-defence.

Phuket 1-2 Go Air Crash; Where are the PROMISED Indictments ?

The full US NTSB report is out;

Paraphrased- ( 1-2 Go Phuket Crash Sept 16 , 2007 )

“.. systemic violations of oversight by Thai Civil Aviation Authorities along with upper airline management and inefficiencies within Phuket Airport flight assistance equipment, procedures, even the layout and the way the plane was lifted away from the site…”

Essentially, the pilots had inadequate training and rest that day to deal with hi-load flying.

Next time you fly Thai airlines…Think about this.

In case you missed it the first 12 times..
All the evidence is here.

http://www.InvestigateUdom.Com

Including statements from pilots that prompted a letter from the US FAA to Thai DCA warning them of impending accidents if lax oversight was continued.

FAA never warned its own citizens.

Pornography Criminalized; A Ban On Masturbation ?

Pornography Criminalized; A Ban On Masturbation ?

And why is pornography bad?

Pornography is all about masturbation and for some reason , that is renounced as undesirable, mostly by groups that want young men to be sexually frustrated as unrelieved sexual tension makes ’em more useful as soldiers in armies. Remember salt peter was used in the US army for decades.

Also religious groups , particularly those that want control over women’s reproductivity like Muslims and Catholics don’t want wasted sperm as they seek to increase their brainwashed brood.
Easier to inculcate children into the religion
that way.
And keeping women pregnant is alway good for keeping them in control.

Perhaps if pornography were legal, if n fact the current message to youth is,
” ..Want to masturbate, have some privacy.”
perhaps the world really would be better off.
Maybe P and ND would masturbate blissfully to porn instead of truly agitating themselves ( or self? ) in a political manner over and over on a very public blog site.

Does pornography, which promotes Pud-Pulling spawn splam, not spurtz?

Repost from GGrass blog :

Sorry GGrass this is too important and your headline isn’t strong enough..

The state of Internet in Thailand:

Thai Govt’ blocks CNN, Yahoo finance, Facebook, Flickr and other American sites
Thai Immigration website reported as attack site

Reduced: 62% of original size [ 825 x 397 ] – Click to view full image

Thai Immigration website is reported as an attack site by Google and FireFox. Thaivisa has
several times tried to contact with the IT section of the Immigration Bureau, but to no avail.

BANGKOK: — Internet access in Thailand is not always easy, and can be dangerous as well.
Last week the Bangkok post website was listed as an attack site by Google and Fire Fox. Recently the website of Thailand Immigration Bureau was found being reported as an “attack site”.

Of their 1376 pages Google tested on the Thai Immigartion site over the past 90 days, 133 pages resulted in malicious software being downloaded and installed without user consent. The last time Google visited this site was on 2009-12-13, and the last time suspicious content was found on the site was on 2009-12-12.

Malicious software on the Thai Immigration website includes 49 exploits, 40 scripting exploits and 32 Trojans, according to Google and FireFox.

MICT blocking CNN, Facebook, Yahoo, Flickr for some users/ISP’s

On another note, The Ministry of Information and Communication Technology is today blocking websites hosted in USA.

Example of blocked sites as of this morning: edition.cnn.com, facebook.com, finance.yahoo.com, flickr.com

MICT is redirecting the blocked traffic to their website http://mict.go.th, and instead showing a portrait of HM the King of Thailand together with well wishes for His Majesty’s birthday.

Depending on the ISP some users do not face the reported problems

And the cause is ” pilot error, weather did not contribute to direct cause. “

though was noted as deterioting . Pilots had all warning needed from planes systems but DID NOT Turn the engines to max thrust to facilitate a go around.

HKT Airport was deficient in response and accessibility factors and shoving the damaged pllane around was itself an encumbrance on the investigation.
